With convenient offices in Windham, Falmouth and Scarborough, the locally owned brokerage assists buyers and sellers throughout Maine and parts of New Hampshire. Services include buyer and seller representation, pricing and market analysis, preparing and positioning homes for sale, professional marketing, staging guidance, negotiation and hands-on transaction management from the initial consultation through closing.

“We help people buy and sell homes, but ultimately, we’re helping them move on to the next chapter in their lives,” said Amy Foley of The Scoville Foley Team at Signature Homes Real Estate Group.

Led by Amy Foley and Carrie Scoville, The Scoville Foley Team brings more than 50 years of combined real estate experience to its clients. Supported by a dedicated team of agents and administrative professionals, the team is committed to making the buying and selling process as seamless and enjoyable as possible.

Known for their experience, negotiation skills and personalized approach, The Scoville Foley Team consistently ranks among the top 1 percent of real estate brokers in Maine.

The team also has extensive experience working with builders and developers on new-construction communities, assisting with everything from product positioning and pricing to marketing strategy, buyer education, contract coordination and the sale of individual homes.

“In Windham, we are currently representing Windham Village, a new condominium community offering thoughtfully designed one- and two-bedroom homes in a convenient, low-maintenance setting,” Foley said. “We want people to know that we are a locally owned company with deep Maine roots, and we genuinely care about the people and communities we serve.”

Foley said whether someone is purchasing a first home, downsizing, selling a longtime family property, relocating or considering new construction, they deserve experienced representation and straightforward advice.

“We take that responsibility seriously,” she said. “Our clients are making significant financial and personal decisions, and our role is to make sure they feel informed, supported and well represented throughout the process.”

The company also wants Windham residents to know its local presence goes well beyond simply having an office in town.

“Our Windham office is not just a satellite location,” Foley said. “We have a team of agents who understand the local market and are available to assist buyers and sellers throughout Windham and the surrounding region. We are invested in this community.”

New Homes at Windham Village

Windham Village includes four residential buildings, each featuring three floors and 12 condominium homes. Each floor includes four residences, with a mix of spacious one- and two-bedroom floor plans. Pricing for the new condominiums starts at $299,900. The developers are also offering a $10,000 incentive for a limited time. The first units will be ready to move in Nov. 13, just in time for the holidays!

“Windham Village offers a rare opportunity to purchase a brand-new home at a price point that is increasingly difficult to find in today’s market,” Foley said. Qualified buyers can own for as little as $2,100 per month.

The community is designed for buyers who want the benefits of new construction combined with a convenient, low-maintenance lifestyle. Residents will enjoy a community center with a gym, co-working spaces, community room, dog wash and dog park!

For clients selling an existing home, Foley said the team takes an equally individualized approach.

“Real estate services are not one-size-fits-all,” she said. “We customize our marketing and service plan based on the property, the client’s goals and the level of support they need. We focus on accurate pricing, professional marketing, experienced negotiation, consistent communication and hands-on transaction management.”

“The goal isn’t simply to put a property on the market,” Foley added. “It’s to help our clients achieve the strongest possible overall outcome.”

Deep Roots in Maine Real Estate

Foley and Scoville began their real estate careers independently more than 20 years ago, each building a successful real estate business before deciding to partner in 2012. In 2018, they founded Signature Homes Real Estate Group.

Their philosophy has remained consistent throughout the company’s growth: clients should receive outstanding representation, thoughtful marketing, honest communication and highly personalized service.

While the company has expanded over the years, its focus remains the same — provide exceptional service, build lasting relationships and always put the client’s interests first.

Business Spotlight: Sampson Lawn Care

Keeping properties neat and lawns healthy year-round is the mission of Sampson Lawn Care and it’s a responsibility that the company doesn’t take lightly.

Care. They believe their professionalism and attention t
detail is what sets them apart.

Based in Gorham and serving the Lakes Region of Maine, Sampson Lawn Care is owned and operated by Scott and Corinne Sampson, who have grown the business over the past decade through expertise, attention to detail, reliable service, and plenty of hard work.

Services offered for residential and commercial locations include almost anything to do with lawns. They perform mowing, fertilizing, aerating and overseeding, spring and fall cleanups, lawn installs, repairs, and restorations, bed installations, mulching, de-thatching, and hedge trimming. Soil testing and consulting services are available as well, and they can deliver local materials as needed. During winter months, Sampson Lawn Care handles plowing and snow removal for driveways, private roads, and commercial properties.

“We are a one-stop shop all year-round,” said Scott Sampson. “Mowing, fertilizing, and plowing are our most sought-after services. A lot of other landscaping companies offer hardscaping in addition to their lawn services, but we chose fertilizing. It’s an area of expertise that takes time to learn the material and obtain your license with the state. There are other fertilizing companies sure, but they generally specialize in treatment, and don’t offer everything else that we do. We can care for your lawn fully from install, to mowing and maintenance, to treating any turf issues. You don’t have to pay and coordinate three separate companies for your yard each summer, we can take care of it all.”

Scott launched the business after he did a cleanup for a realtor. That turned into a recurring service, which turned into multiple customers, and eventually into a full-time business.

Pricing for Sampson Lawn Care is always fair and affordable.

“We are never going to be the cheapest around, but we aren’t the most expensive either,” Sampson said. “We don’t strive to be the lowest price. We strive to offer the best quality. The amount of referral business we get speaks for itself.”

Proud to be a veteran-owned business, Sampson Lawn Care is dedicated to quality work and quality service in every job it takes on.

“The number of new customers that we receive that mention they saw we were veteran-owned, whether they saw it in an ad or on the trucks, is very high,” Sampson said.

Corinne Sampson says the company receives many new customers based upon referrals or from those who’ve seen work performed by Sampson Lawn Care crews.

“I think that speaks for itself,” she said. “Scott started this business as a solo operator on the side of his full-time job because he enjoyed it and has always been a hard worker. Having served in the Marines he has a very high bar set in everything he does. You don’t do anything halfway, in anything you do you should do it to a level you are proud of. I think one of the things we can be most proud of is our ability to grow organically. We have maintained growth, but haven’t hired people just to have people to do the work. We have maintained Scott’s original level of quality, which is a high bar. We have an incredible team, and we have really prioritized that in our growth. We hire the right people who care to do a good job, and who work well as a team. We definitely have a team culture here that encourages people to stick around. We get a lot of positive feedback on our work, but we also get a lot of positive feedback on our crew, and that’s something to be proud of.”

She said community involvement is also an important aspect of Sampson Lawn Care.

“When you support our business, you are supporting your neighbors,” said Corinne Sampson. “We are family owned and our kids are fifth generation here in Gorham. We were excited to have grown to the point where we hired two Gorham High School students for the first time last summer who both came back this year. We are involved in the local parades and the youth sports. We stand by our work and our community.”

Business Spotlight: Long Beach Marina

For nearly 40 years, Long Beach Marina on Sebago Lake has built a loyal following by combining personalized service with one of the things boat owners value most: convenience.

Secure indoor boat storage is an important part of Long Beach
Marina's approach to winter boat care with 24,000 square
feet of indoor storage racks capable of handling 200 boats.
SUBMITTED PHOTO
Long Beach Marina originally opened in 1947, and the Minervino family purchased the property in 1988. Sam and Jan Minervino bought the business from Sam’s parents in 2000 and have continued to invest in the property and their dedicated crew, while maintaining the family atmosphere and personalized attention associated with the marina.

A dedicated service department was added in 2019, expanding the marina’s ability to provide year-round care. Long Beach Marina has added a 24,000 square foot indoor rack storage building, capable of handling 200 boats, allowing more boat owners to take advantage of its complete seasonal service.

Today, the marina offers everything from pontoon rentals and moorings to mechanical service, secure indoor boat storage and complete Dock-to-Dock service packages designed to take much of the work out of boat ownership.

For customers who would rather spend their time enjoying Sebago Lake than worrying about hauling, trailers, winterization and seasonal preparation, Long Beach Marina can handle the process from beginning to end.

Its Dock-to-Dock service offers convenience at both ends of the boating season. In the fall, customers can leave their boat on one of the marina’s moorings or arrange for Long Beach Marina to pick it up right from their dock. The marina pulls the boat from the water, handles the necessary end-of-season services including a bottom wash and complete winterization, then places it into secure indoor storage for the winter.

Secure indoor storage is an important part of the marina’s approach to boat care. Rather than leaving a vessel exposed to months of snow, ice, wind and changing Maine temperatures, customers can have their boat professionally prepared and stored indoors until boating season returns.

When spring arrives, the convenience works in reverse.

Long Beach Marina handles spring commissioning, gives the boat a rinse and launches it for the new season. Depending on the customer’s service arrangements, the boat can be ready for pickup or delivered back to the customer’s dock.

The idea is simple: Enjoying hassle-free boat ownership.

No truck or trailer is required, and owners do not have to coordinate multiple businesses for hauling, mechanical work, winterization, storage and spring launching. With Dock-to-Dock service, Long Beach Marina can essentially handle the boat from the final outing of one season to the first outing of the next.

Long Beach Marina also emphasizes straightforward and affordable pricing for its complete service packages. Customers are provided with an upfront cost for the services included in their package without unexpected hidden add-ons. Boat owners know what their seasonal care will cost while enjoying the convenience of having the work handled in one place.

Other end-of-season services can include bottom washing, winterization, shrink wrapping and storage, along with mechanical work or maintenance that may be needed, including gel coat, upholstery repair and accessory installation.

The experienced technicians, Jay and Rocco, provide mechanical repairs, routine maintenance and reconditioning in addition to seasonal preparation. Customers can choose individual services or a comprehensive package that allows the marina to manage virtually everything involved with taking a boat out of the water in the fall and returning it to the lake in the spring.

The service department is available to all customers, and boaters do not have to rent a seasonal mooring at Long Beach Marina to take advantage of service packages or secure indoor winter storage.

Long Beach Marina also maintains a fleet of pontoon boats for multi-day and weekly rentals. For boaters already on the water, its full-service fuel dock is easily accessible directly from the open lake, without tricky channels or rivers to navigate.

Nightly, weekend and weekly mooring rentals are also available seasonally, with shuttle service between shore and customers’ vessels. An easily accessible launch ramp provides another option for getting onto Sebago Lake.

Through it all, Long Beach Marina continues to focus on making boat ownership easier. From Dock-to-Dock pickup at the end of the season to secure indoor winter storage, preparation and delivery when spring returns. Its complete service packages offer an affordable, convenient way to spend less time worrying about the boat and more time enjoying Sebago Lake.

Long Beach Marina is located at 81 Sebago Road, Sebago. Business Spotlight: Sebago Cycle

Sebago Cycle is not your typical fitness facility. It’s a supportive, encouraging, and accepting place that strives to not only improve your physical well-being but your mental outlook as well.

strength training. SUBMITTED PHOTO
With its studio at 1250 Roosevelt Trail in Raymond, Sebago Cycle specializes in a variety of group fitness classes such as spin cycling, boxing, yoga and sculpt strength training, under the guidance of owner LeTicia DeVaughn and her team of like-minded instructors.

“What sets Sebago Cycle apart is our environment and community. You will find the overhead lights come down, the party lights and bass turn up,” DeVaughn said. “There are no mirrors, no pressure, no judgement. Our clientele is comprised of individuals who come together with the desire to work out in a space that is truly inclusive and body positive. We strive to provide a space free of the pressures of a typical fitness establishment. Sebago Cycle is a space where you where you can get all the benefits of a great workout while feeling like you are just dancing at the club with your friends.”

She says Lakes Region residents now have a great local option to take an exciting fitness class and a convenient local studio featuring a broad variety of classes just off Route 302.

“Spin, boxing, and Pilates do not need to feel intimidating. We offer modifications and instructions for all fitness levels,” DeVaughn said. “You can work out and it does not feel like punishment. You can move your body, and it feels like you’re just partying with your friends.”

Pricing is competitive for a variety of options such as drop-in, class packages, or unlimited monthly memberships.

“Our pricing differs from other fitness establishments in that there are no contracts or cancellation fees for our monthly unlimited memberships,” DeVaughn said. “We believe in keeping clients because they desire to join us, not because they’re financially obligated to. We also offer a 10 percent discount on our monthly membership for veterans, first responders, and teachers. We love to offer seasonal specials on top of our established rates so be sure to keep an eye on our social media to take advantage of what discount we roll out next.”

DeVaughn used to live in Maryland where she was a stay-at-home mom struggling with postpartum and an autoimmune disease.

“A friend invited me a to a spin class at a studio near my neighborhood. I took my first class, and it was euphoric,” she said. “I found spin was the one workout I could consistently do without adding to my inflammation and needing to take days to recover. I attended classes so often eventually the staff approached me and asked if I would be interested in training to become an instructor. From there it just snowballed into me regaining my health and sense of self back. I dove into diversifying my skillset with not just spin but boxing, strength training, yoga, and Pilates as well. When we moved to Maine, I realized there were no studios that offered that environment or variety of classes, especially not locally. I wanted to be able to open a place where the people in my community could find themselves and enjoy working out again too. That is what I aim to provide here now with Sebago Cycle.”

Since opening March 1, Sebago Cycle is known for its unique blend of activities and its spin rides.

“Myself as well as my instructors utilize continuous training to ensure we stay up to date on all the best techniques and choreography,” DeVaughn said. “We change up the playlist and exercises every class, so you never get bored or plateau. Our sound system and special effects lights help you enter a state where you can forget you’re working out and just enjoy moving your body.”

Scheduling is conveniently offered through vagaro.com.

According to DeVaughn, the building Sebago Cycle is in currently is temporary while plans are formulated for a build-to-suit studio in the same location that is larger and offers even more of a variety of classes.

Feedback and review focus on the energy of Sebago Cycle.

“Cannot recommend Sebago Cycle enough! We finally have a Spin studio in the Sebago Lake area, and it does NOT disappoint. They offer spin, yoga, strength & core, and boxing. The studio is clean, inviting, and the best vibe for a workout.” Victoria P.

“From the moment you walk through the door you feel like part of the Sebago Cycle Community. I’ve never found such a supportive, encouraging, and accepting atmosphere to move my body in.” Mandy S.
